Friends of Princeville Update

October 6, 2026

Dear Princeville neighbors,

The October 1 PHCA Board meeting illustrated the dysfunction holding our community back. After approving changes to the agenda, Chair Patti Thiele and Vice Chair Dale Sands announced recusals, and Thiele left the room. A dispute over who would preside followed. The meeting adjourned without addressing the substantive business on its agenda.

Friends of Princeville (FoP) believes this reflects a failure of leadership and a disregard for the fiduciary responsibilities directors owe to the entire community. Members deserve a Board that conducts its business, resolves disagreements, and delivers results.

We have a plan for a functioning Board.

Our new three-page position paper, A Board That Delivers: A New Roadmap for Princeville, was developed by Friends of Princeville with contributions from people experienced in managing large organizations and major projects.  It proposes a practical approach: a shared annual plan, clear responsibilities for directors and management, sound financial oversight, and quarterly public reports that allow members to judge results.

The paper joins four others on our Position Papers page. Together, these five papers explain FoP’s direction and objectives for Princeville. To download a paper, right-click its title and select your browser’s download or save-link option.

Putting this plan into practice requires different leadership.

FoP believes meaningful reform requires a broad change in the Board’s composition, including replacing Patti Thiele and Dale Sands. In our assessment, their leadership and withdrawal from deliberations have contributed to the Board’s inability to conduct the community’s business.  The recall process is critical to achieving change in the near term. With the candidates now declared, FoP’s assessment is that the current majority is likely to remain after the annual election. The election alone is therefore unlikely to deliver the change we believe Princeville needs.

Our Director Recall position paper explains our recommended voting approach and the reasons behind it. Please read it on the same Position Papers page.  Despite the submission of recall petitions, FoP currently has no confirmed update on when or how the recall votes will take place. The Board owes members a clear explanation of the process and timetable.  Please read our papers and website posts, share them with your neighbors, and take part in shaping Princeville’s future.

These changes are necessary to protect what every member has invested in Princeville: the value of their property and the quality of life our community offers. Whether you live here full time, part time, or own property from elsewhere, accountable leadership must protect your investment while preserving and improving the Princeville lifestyle.
